Joint Ventures Guide to Ithaca

Life

About Joint Ventures

The Johnson School has an active organization for students and their significant others, both for career seekers as well as families. Joint Ventures' mission is to foster ties of friendship and personal growth among Johnson School students, their partners, their families, and the greater Cornell and Ithaca communities. Members share information on jobs, health care, day care, entertainment, and student schedules while forming new friendships.

Joint Ventures sponsors a variety of regular activities designed to help members get to know each other and the Ithaca area. These include:

Many Joint Ventures members work in Ithaca or surrounding areas and can serve as contacts in conducting a job search. Although relocating poses challenges, Ithaca does offer positions in many spouses' fields of interest. In addition, volunteer opportunities abound both on campus and in the community.

Joint Ventures also offers a support network for members with children. More than 40 percent of members have at least one child and share in family-oriented activities.

The club maintains a Web site at:
http://forum.johnson.cornell.edu/students/orgs/jointventures/ . On the website, you will find a copy of this guide along with other information on club happenings, Johnson school events and pictures from recent gatherings.

If you have any questions at all, please don't hesitate to contact any one of the Joint Ventures officers.

Housing

Ithaca Neighborhoods

Belle Sherman and East Hill: Residential family neighborhood just east of Collegetown. Great public schools. 15-minute level walk to campus (no hill). Approx. 1 mile from East Hill Plaza (a shopping area with a 24-hour grocery store, Burger King, hair salon, liquor store, and deli).

Cayuga Height/Cornell Heights: West and north of campus. Cayuga Heights is a quiet residential neighborhood with large homes and tends to be more expensive. Cornell Heights contains apartment buildings, fraternities, and sororities and can be loud due to stereos and parties. Short Drive and approx. 20-25-minute walk to campus.

Collegetown: South of campus. Easy 5 or 10-minute walk to campus uphill. Popular with undergraduate students. The area is like a miniature city where shopping and restaurants are available. Rents tend to be higher and noise can be a problem. Lower Collegetown has nice homes split into apartments.

Ellis Hollow: South-east of campus. Very community-oriented. 15- to 20-minute level walk to campus. ½ mile from East Hill Plaza (a shopping area with a 24-hour grocery store, Burger King, hair salon, liquor store, and deli).

Fall Creek/Downtown: West of campus. 20-minute walk to campus uphill. Multi-family homes, single family homes, and apartments over shops. Close to The Commons (a local shopping area with unique shops). Bus service runs frequently through this area.

Northeast/Lansing: Close to shopping malls and grocery stores. Many apartment complexes. Lansing is less expensive because it is driving distance to Cornell. Bus service is less frequent through this area.

Sapsucker Woods: Quiet residential area north of Cayuga Heights . Residential homes and duplexes for rent. Driving distance to Cornell or must use bus services to Cornell. Most properties have yards and may allow pets.

South Hill: Home of Ithaca College . Newer homes can be found in this area of town. Short walk to downtown and The Commons. Short drive to south side of Route 13 and shopping (Walmart, Wegmans, HomeDepot etc). This area may be less convenient for Cornell Students.

West Hill/Cayuga Lake: Lake houses and cottages. Less practical for Cornell students because of its driving distance from campus. Check the insulation as the winter heating bills can be astronomical. Note whether a property is advertised as a house (probably insulated) or a cottage (not insulated). Great in the summer.

Some Things to Consider

When to start looking:
This is not an easy question to answer! Students look for housing throughout the year. New listings and apartments are generally still available in August, but the numbers decrease quickly.

For the best selection, we advise that you arrange a trip to Ithaca in the late spring/early summer. If this is not possible, plan to arrive several days prior to beginning school or work to complete your search. We do not recommend that you rent a place "sight unseen". Written or verbal descriptions may be deceiving.

Other considerations:
The price range depends on proximity to campus (the closer to campus the higher the rent), size of unit (generally, studios and one-bedrooms are more expensive per person than larger units), quality of unit, whether utilities are included or not, if it is furnished or unfurnished, and the general demand for the building.

Another factor to consider is the length of the lease. Generally, places are rented for twelve months. Subletting is usually permitted, but more tenants are trying to sublet in the summer than there are new renters available. Receiving full rent for your sublet is unusual, and you may need to absorb some of the cost. Keep in mind that subletting is not guaranteed. If you do not find a subtenant, you are responsible for the summer rent.

Shorter leases do exist. Although more difficult to find, you may be fortunate and find a ten-month lease, but your rent per month may be higher than a twelve-month lease.

If you arrive late in the summer and are looking for a place to live, try to negotiate with the property owner. He/She may be willing to strike a bargain at that time.

On-Campus Housing (for domestic groups)

Hasbrouck Apartments: Situated on north campus, adjacent to the university golf course and to a large student-union facility, Hasbrouck houses domestic groups (with and without children), some single students, and visiting scholars and post-doctoral fellows. The complex has a total of 338 studio, one-, and two-bedroom apartments situated in 28 two- and three-story masonry buildings. Hasbrouck is reasonably near public schools, shopping centers, and recreational facilities. There is frequent bus service.

Maplewood Apartments: Situated on the southeast edge of the central campus, Maplewood Park is convenient to the campus and is just a short 10-15 minute walk to the shopping and recreational facilities of East Hill Plaza . Maplewood is also served by city and campus buses. There is an elementary school in the neighborhood within easy walking distance. Maplewood Park contains 90 one-bedroom apartments for domestic groups, and 81multiple-bedroom apartments that can accommodate a total of 308 single graduate students. The single-student units are clustered separately from the domestic-group units. The apartments are in one-story buildings around courtyards.

Day Care Resources

Working Parents: Information for Parents Working or Studying at Cornell . Publication available at Cornell's Office of Equal Opportunity, 234 Day Hall, or at Cornell's Employment Services. It explains childcare availability in Ithaca and although it is specifically directed toward the Cornell community, it is helpful for anyone with childcare concerns.

Day Care and Child Development Council of Tompkins County .
609 W. Clinton St. , 273-0259. www.daycarecouncil.org
The Council offers a valuable source of information for parents new to Ithaca . This organization publishes a booklet, "Programs for Young Children in Tompkins County" which lists and describes all programs available for young children in the county. The booklet includes day care centers, drop-in programs, before- and after-school programs, private schools, nursery and preschools as well as summer camps and family child care homes. The council will help you locate childcare near home or work, can put you in touch with various day care providers and will guide you through the complex process of selecting the best child care for you.

Some notes of importance :

  1. As soon as you and your significant other decide on Cornell, please begin your childcare search immediately. A few of us began last April and did not find a spot for our youngster(s) until the end of August/beginning of September. Request to be placed on the waiting list and ask that they send you all their literature. Lastly and most importantly, follow up every month or so to ensure that they still have you on their list. Most will not call you following up to see whether or not you are still interested. Our best advice. BE PROACTIVE !!
  2. The Daycare Council is a great help. They'll even give you a list of in-home daycares in your area.  HOWEVER - be forewarned; even though someone is accredited to provide daycare, it doesn't mean the place is decent.  There were MANY run down in-home daycares and two that one of our members would only drive by. Other members warn that many home daycares are not regulated by the state.
  3. Most of our current members take their children to centers that previous members have recommended. They all emphasize that there are limited spots for daycare and preschools in Ithaca ; you must be proactive and follow-up once you are on waiting lists.
  4. A few of our members have been successful securing daycare by posting on the Cornell University job listing site. They received a good response from current Cornell students looking for extra work.

Driving Tips

Rules of the road

  1. Drive on the right side of the street.
  2. Right turns on red are allowed unless otherwise marked, as opposed to countries where you can never turn on red. Likewise, left turns on red are also allowed when turning from a one-way street to a one-way street.
  3. Speed limits are strongly enforced, as opposed to countries where the police are lenient or speed limits don't exist at all. The highest speed allowed in NY State is 55 miles/hour unless otherwise marked. The police are, in general, quite strict in enforcing the driving laws.
  4. Pedestrians are generally not careful - they have the tendency to cross as they please.
  5. Drivers in the Ithaca area have the tendency to carelessly switch lanes without flashing.
  6. Driving in the Ithaca area is generally slow-paced.
  7. Meters control parking in many areas. Keep coins handy. No pennies are accepted.

Stop signs and intersections

  1. Some intersections have stop signs on all four streets - as opposed to countries that only have stop signs on the two less important streets, meaning that cars on these streets don't have the right of way.
  2. When reaching such an intersection (all four streets marked with stop signs), all four cars must stop - the car that reached the intersection first has the right of way, or the person to your right.
  3. When reaching a stop sign you must come to a complete stop, regardless of whether there are other cars coming from other directions or not.
  4. Stop signs and stoplights may be in a different part of the intersection. When there are many sets of traffic lights, you should obey the one directly facing you.
  5. A driver entering a traffic circle, sometimes called a rotary, must yield the right of way to drivers already in the circle - in some countries it's the other way around.
  6. Take note of one-way streets in Downtown Ithaca.

Emergency vehicles and school buses

  1. You must pull over and stop for an emergency vehicle even if it's coming toward you in the opposite lane of a two-way roadway
  2. When a school bus stops and flashes red lights, traffic approaching from either direction must stop before reaching the bus. You must stop for a school bus even if it's on the opposite side of a divided highway.
  3. If you see a police car following you with lights flashing (even if there is no siren or other sound) you must pull over.

Police

  1. The drinking and driving issue is taken very seriously here. One should never drive when drunk. The maximum amount allowed is one glass (4 ounces/120 ml) of wine, one ounce (30 ml) of whiskey or equivalent, or 12 ounces (360 ml) of beer. It is best to let someone else drive when having consumed even a little alcohol, because rules are very strict. If you are stopped for a chemical test and you refuse to take it, your license will be suspended when arraigned in court.
  2. When pulled over by the police for a traffic violation you must stop the car and remain in your seat with hands on the wheel. You shouldn't move around, try to find your license, check in the glove compartment, etc.

  9. For Japanese books and magazines - KinokuNiya - Check at www.kinokuniya.co.jp/english/index.html for local stores.

General shopping tips:

  1. Formal clothing is hard to find in Ithaca and quite expensive - especially for those used to specific brands or fashions - so it's a good idea to bring this kind of clothing from your home country.
  2. "Business attire" is universal. "Business casual" usually means a collared shirt with a sweater or tie combined with dress pants or slacks (no jeans or sneakers) for men, and for women a blouse or nice sweater with slacks or a skirt.
  3. For countries in which 220V electricity is used - it is hard to find a transformer here in the US . If you are planning on bringing electrical appliances with you, it's a good idea to bring a transformer from your home country.
  4. If you need to have your shoes repaired, you can try Cobbler's Cottage, on Rt.13S across from K-Mart. You can bring any leatherwear there, and it's also a shop.

Housing Tips (also see Housing section in this guide)

  1. Look as early as possible - preferably before June; otherwise, selection is limited.
  2. Check to make sure you have parking (if you are not in an apartment building).
  3. Parking might be restricted for guests - check to make sure.
  4. You may have to pay for garbage disposal (if you don't live in an apartment building).
  5. Check with Cornell housing office and the Ithaca Visitors Bureau for tips on signing leases and rental agreements.
  6. Many internationals recommend university housing - both Maplewood and Hasbrouck. A few more details:

Furniture

For those not renting a furnished house or apartment, here are some possible inexpensive solutions.

  1. Check the classified ads in the local newspaper or Ithaca Pennysaver for furniture for sale.
  2. Furniture Works in Triphammer Mall - tasteful furniture at reasonable prices
  3. IKEA (www.ikea-usa.com - tel. 1-800-434-IKEA) is a good choice for European style affordable furniture. The closest store is in Philadelphia (Plymouth Meeting Mall, 498 W. Germantown Pike, Plymouth Meeting, PA 19462) - around a three-hour drive. If you are headed toward Toronto for the weekend, there are ones in Toronto and Burlington . You can also order by catalog, but the shipping cost is quite high.
  4. Salvation Army store ( 339 Elmira Road ) sometimes might have things.
  5. If you are looking for used furniture, you could try Furniture Warehouse, 225 Elmira Rd , 275-3476 or search in the Yellow pages under "furniture used"

Another option is to rent furniture. Rent-A-Center has 2 locations in Ithaca (724 S. Meadow, and 313 3 rd ). There are also furniture rental places in Rochester and Syracuse .

Communication

There are many options for affordable communication with other countries.

Phone:

MCI, AT&T, Sprint, and other big carriers have calling plans where you designate one country and get lower rates for a small monthly fee (significant savings).  Weekends and evenings are often the best times to call for long distance and overseas. Make sure to check your phone bills thoroughly before paying them, because very often they have mistakes (especially in overseas phone calls). If you do find a mistake, call the phone company to clarify it.

You can inquire about long distance companies through you local carrier. Some include: Sprint: 1-800- 877-7746 and AT&T: 1-800-222-0300.

PC-to-phone/phone cards/pc-to-pc web sites (depending on the country you might be able to talk with very good rates or even for free):

Tele-conference - All you need is a pc with a web camera, speakers, and a microphone (the other person needs to have the same, of course). Microsoft NetMeeting is tried and approved software for this.

Cellular Phones - There are many mobile phone companies and plans to choose from. Many people choose to get a cell phone instead of a home phone. In the hills around Ithaca reception with some companies is hard to get, so be sure you get a plan that meets your needs and reception isn't a problem. The most popular company is Verizon. Other companies include Sprint, Nextel, and Cingular Wireless.

Miscellaneous tips

Car insurance: If you are planning on buying a car, be aware that insurance is quite expensive for foreigners. Many companies will reduce the fee if you can provide them with documentation from your home country's company that you have had no accidents so far. If possible, check this out before you arrive to the US . When you get a US driver's license, insurance rates drop dramatically. You can check with www.insure.com or www.ambest.com for ratings of insurance providers.

Used cars: US used car dealers are notorious for trying to fool you. Always have the car you are thinking of buying checked by an independent (not associated with the dealer) mechanic. Check the Yellow Pages to find a mechanic and ask them if they will take a look at a car you are considering (they will charge a fee for this). The Dealer should have no problem with you taking the car to be checked out. You can also check at www.carfax.com to see if your car has ever been in a flood or major accident.

Daycare: To enroll a child in daycare you will need (among other things) proof that a doctor has examined him/her in the previous 90 days and found him/her healthy. It is a good idea to bring such documentation with you, together with detailed information on all immunizations.

Airline Tickets: For some countries it might be much cheaper to book tickets from your home country than from the US , so check it out. In addition, web sites with good prices are travelocity.com, expedia.com, and europebyair.com.

Dentists: Dentists are generally very expensive, and are usually not covered by insurance. It is best to have any tooth problems taken care of before you come to Ithaca .

Credit cards: Even if you have a credit card in your home country, when you come to the US you won't have any credit history. Therefore it's a good idea to get an American credit card as soon as possible, since good credit history is important for many transactions.

Identification documents: Even if you are a US citizen, you will probably have trouble at some point if you don't have a US driver's license, which is the most common form of ID. Even if you don't plan on getting an American driver's license, it is very helpful to go through the first step of the procedure - the written test - and thus obtain a NY State Learner's Permit. It is as valid as a driver's license as a form of ID, and you don't have to surrender your own country's driver's license, as is the case when getting an American driver's license. Another option is getting a Non-driver's ID from the Department of Motor Vehicles (DMV). For obtaining a driver's license, Learner's Permit, or Non-driver's ID, you will need a number of ID documents from your home country. Call the DMV to find out what you need exactly.

The Yellow Pages: Can be very useful when moving to a new area. A copy should arrive when you set up your phone service. It is full of useful information, including emergency numbers and all sorts of services. It even has a great selection of menus for the local restaurants.
